The Hawaiian Paradise
Park Subdivision (HPP) is located in the Puna District on the east side of
the Big Island of Hawaii. It is about 3 miles South of Keaau, one of the
fastest growing areas in the State of Hawaii, and approximately 12 miles
from Hilo, the second largest city in the state. It is about 6 miles from
historic Pahoa Village. HPP lies between the ocean and Highway 130, which
means that no lot is more than 4 miles from the ocean. For the most part
the ocean front consists of cliffs, rather than beach, but is possible to
access nearby beach areas on foot, bike or 4 wheel drive by traveling along
the coast. The Hilo, Kapoho and Pohiki beach and surf areas and boat ramps
are about equal distance away, approximately 15 miles.
The standard sized HPP
lot is one acre. While the HPP lots close to Highway 130 have the option of
County Water, the vast majority of the lots are on the catchment system. The
waste disposal system is by septic tank. Many lots have existing electric and telephone
hook-up. Some have "paid up" electric and some are in SSPP units. All are
eligible for electrical hookup. HPP has an active home owner's association
(808‑966-4500). Current annual association dues, which include road
maintenance, are $104.00. Real Property taxes on vacant land are about
$125
annually for most lots.
The weather in the lower Puna District, where
HPP is located, is literally the best of all worlds. Because the trade winds
come from the east much of the east side of the island gets quite a bit of
rain. Hilo, in fact, is one of the rainiest cities in the USA. For some
reason, however, the lower Puna District along the coast, where Nanawale is
located, gets less rainfall than other parts of East Hawaii. The result is
plenty of rain (mostly at night) to keep things lush and green and to keep
your catchment tanks full, but plenty of bright and sunny pleasure full
days. The true definition of paradise!
There are no
requirements that a lot owner build on his/her lot within a certain amount
of time, if at all.
In the last three
years the State of Hawaii has built new Middle and High Schools between HPP
and Keaau. The prestigious Kamahemaha Schools (www.ksbe.edu/
) has recently built a facility just outside of Keaau as well.
