Fern Forest is a lush agriculturally zoned subdivision made up of three acre lots located in the Puna District on the east side of the Big Island of Hawaii. Fern Forest is just off Highway 11 in Glenwood, approximately 6 miles north (below) of Volcano Village, Hawaii and Volcano National Park, 10 miles south (above) of Keaau, one of the fastest growing areas in the State of Hawaii, and approximately 22 south (above) of  Hilo, the second largest city in the state.  Fern Forest is “up country”, located at an elevation of around 2,500 feet.  The standard sized Fern Forest lot has dimensions of 120' X 1045.44'. All have electric (or electric is available) and telephone hookup. The water system is by catchment and the waste disposal system is by septic tank. The Real Property taxes for a vacant lot are around $100 per year and the Fern Forest Road Association dues are presently $60 per year.  

There are no requirements that a lot owner build on his/her lot within a certain amount of time, if at all.
